A Look at the Housing Stats
There were 3,726 homes sold last month, which is a 35% increase over the previous month and a 35% increase over this time last year.
The median price of homes sold is $363,000. This is a 14% increase year over year and a 2% increase over last month.
There were 1,772 homes on the market without offers. This is 6% more than last month and 69% down from this time last year.
The number of homes on the market with offers was 6,565, which is 4% less than last month, as well as 29% less than a year ago.
A Look at the Condo & Townhome Market
There were 998 homes sold this month. Compared to last month, this is a 38% increase, with a 40% increase year over year.
The median price of condos & townhomes was $194,000. This is down from last month by 2% and up from last year by 5%.
There were 597 units available without offers, which is 12% less than last month and 63% less than this time last year.
At the end of the month, there were 1,903 units with offers. Compared to this time last year, that’s a 21% decrease – as well as a 4% decrease month over month.
What Does it Mean if You are Looking to Buy?
We only have 14 days of inventory on the market, so homes are flying off the shelves!
Make sure if you are actively looking for a home that you are as prepared as possible. This means making sure you are pre-approved, have all of your finances prepared, have a strong & seasoned real state agent to help negotiate your offers for the best deal for a higher chance at acceptance and more.
With the interest rates as low as they are, now is a great time to get out there and buy a home. The interest rates have increased slightly, but are still at an all time low, so be sure to take advantage of this opportunity while it’s available.
