Hi, I’m Debbie Zois with Keller Williams Realty Las Vegas. I wanted to just take a minute and answer some questions we’ve been getting about why Zillow doesn’t work in McNeil.
Mcneil’s unique. It’s special. It’s one of a kind. It’s not like a Summerlin or a master planned community where there’s 47 on the same floor plan, just on slightly different lines with slightly different upgrades.
Everything is unique and it started in the late forties. It didn’t finish until the eighties. There’s some stuff in there that’s built in the 2000’s. There’s quarter acre lots. There’s acre lots. There’s just all kinds of stuff that’s happened.
Then over this time people have done huge improvements, no improvements, limited improvements, bad improvements, good improvements. So you can’t cookie cutter, right? It’s unique.
Zillow still uses an algorithm. So it’ll pull in anything within a half mile and it’ll look at things like at Glen Heather, Scotch Eighty or Wesley, which is certainly not comparable
It looks at bad comps and good comps and figures at a price per square foot. McNeil is not a price per square foot neighborhood. It’s totally unique. I think that’s why over the years, the residents have always called us just because we’ve been the experts.
We’ve been selling in there for 34 years and we know nothing’s the same. So if you’re thinking about selling, give us a call.
