Hi, everybody! Happy Friday – Jen Holba here with Keller Williams Realty Las Vegas on the Debbie Zois team, checking in like I do every other Friday.
I just want to say, “Hello” and give you a little bit of a market update. We’ve seen more inventory come in, but nothing excessive and rates are still extremely low. They did go up a smidge, but nothing to be concerned about.
Today, I wanted to discuss what new homes are going to look like post pandemic. Prior to COVID, we saw a need for open floor plans that were conducive to entertaining. Bright and airy open room is what people wanted.
What we’re seeing today with all of the time that everybody is spending at home, is that that parents would prefer some peace and quiet and children need privacy, because they’re schooling from home. We’re Seeing a completely different preference on floor plan from buyers at the moment.
It makes perfect sense. You’re working from home. You have children at home. The last thing you want to do when you’re cooking dinner at night is to hear screaming or a business meeting. You want to be able to relax and chill out a little bit.
Developers are taking note. I’ve seen recent developers who have made mention of a more private for plan, or a plan that offers a smaller bedroom for his and her offices or for homeschooling.
When is this going to end? We don’t know – so we’re seeing this reflect in the floor plans. We’re also seeing a reflection in smart homes. Today, technology is more important than ever. We need to make sure that we are completely dialed in as far as internet and bandwidth is concerned.
As far as lighting is concerned, with virtual meetings, we need to be able to see who we’re talking to. That is important, as well as noise control. So if you’re on an important business meeting or your son has an exam that he’s taking, he needs to be able to have some peace and quiet and some privacy.
We’re also seeing a difference in installation, believe it or not, for privacy levels. Being at home is a completely different ball game, today.
What I love about this is that the developers did not skip a beat. They recognized what’s happening. They took the floor plans and permits that they had in place, and they revamped them to facilitate the needs that we have today in this crazy world that we’re living in.
