Hi, it’s Debbie Zois with Keller Williams Realty Las Vegas, and I’m just reaching out to share with you some of what we’re seeing in our market.
Since March, when we shut down, the world changed. There’s been a shortage. No, one’s going to want to put their house on the market. People that have, have been a small number – and there’s a lot of pent up demand that we’re seeing right now. So we have more buyers.
We have listings that are seeing multiple offers. I do fear that there’s a lot of people who have been thinking about putting their house on the market and have sat through March, April, may, June, July, and kind of going, “Ooh, when’s the right time.?I’m not sure if I want people talking through my house. I am not sure about this whole idea. Where would I move?”
Now the interest rates have hit an all time low.
There’s people out there looking like crazy. So if you’re thinking about making a move at all and you’re under about $600,000, I would encourage you to reach out to us.
Oftentimes we can find a buyer and show it without even really getting into your home. We can do some video, some virtual marketing. It’s pretty easy to make it work and the demand is there. My fear is that there’s all these people that have been waiting about putting their house on the market, then our inventory may swing the other way – where right now it’s super, super tight.
They just announced that we’ve had our highest prices ever for Vegas, so I feel like it’s a really good time if you’re thinking about selling.
It’s tight, what’s out there, especially if you’re selling and moving up because the lower priced homes are moving like crazy and higher price stuff is a little bit slower.
So you can have a little bit more flexibility there. We’ve actually been able to work some things out where people have been able to do rent backs or stay in a property after closing. So they’ve got the best of both worlds and now they have the cash they’re ready to negotiate hard on the next purchase. They’re ready to go.
